We realize that people would like a choice in the level of service they desire. Salefish Properties offers multiple pricing programs to meet your needs, from basic to the most complete service.
Salefish Properties offers two primary services – Rental Placement (Leasing) and Property Management (on-going services once the tenant is in residence) and there is a separate fee for each.
The Rental Placement fee (i.e. Leasing Fee), with an annual property management agreement, is equal to the first full month’s rent. (If you are not interested in Salefish Properties managing your property, then the Rental Placement Fee is 10% of the first year’s lease.) Prior to listing the property for rent, we evaluate the property and perform a comparative market study to determine the current rental rates for a comparable property in the vicinity as well as rental rates during the last 3 – 6 month period.
Our Rental Placement fee covers advertising in MLS, Realtor.com, the Salefish Properties website, RentalHomePros.com and numerous other websites, we will also put a sign in the window/yard if allowed by the community and/or owner. The rental placement fee also includes scheduling showings, tenant approval process, up to and including lease signing. Each prospective adult tenant is screened via our application process in which we check the applicant’s credit, income, employment, past residency, ensure they are not a sex offender nor on the federal government’s terrorist watch list. If additional advertising is desired by the owner, Salefish Properties will assist in coordinating the effort and calls can be directed to our offices. When desired, the owner is required to pay for any additional advertising in advance.

Salefish Properties does not charge any up-front fees to rent the property, once it is in "rent-ready" condition and it is listed for rent. If we oversee repairs and/or maintenance for the owner, our "rent-ready" fee is 10% of any vendor bill or, depending on the project, we may charge our hourly rate; we evaluate the time and project and charge what is fair and reasonable, we communicate with the owner prior to initiating the work.

Even if you sign-up for our basic level, we can provide assistance on a “pay as you go” plan. No matter what type of investment property you own, we have a program to suit you!
Salefish Properties uses a Flat-rate pricing model, not a percentage of the rent.
