We will assist our
clients in evaluating the property to be rented and we can suggest
ways to prepare your property for maximum showing appeal and
tenancy. We can also provide a comparative market analysis of other
rentals in the surrounding area. Once you are ready to rent the
property, Salefish Properties
will enter it into the Regional Multiple Listing service
(MLS) where it can be viewed by all Realtor® members in Palm Beach,
Broward, Dade, St. Lucie, and Martin counties. If allowed in the
community and approved by the client, we will also place our company
sign in the yard to attract drive-by traffic. Additional advertising
can be arranged if a client desires. All calls and showings are
handled by our office staff. The listing is also available to the general public at
Realtor.com.
When a prospective
tenant is identified, they are required to complete an extensive
application and provide employment and tenancy references. All
applicants over the age of 18 are screened carefully; the following
investigations are made prior to approval: 
- Credit
- Multi-state sex
offender list
- County records
for evictions, foreclosures, bankruptcy
- Employment
- Ownership/Rental
history
- Terrorist watch
list (federally-mandated)
Once a prospective
tenant has been qualified, a deposit is provided by the prospective
tenant and an Agreement to Lease is signed. The move-in date is also
determined at that time. The Salefish
Properties lease has been prepared by an attorney and
includes all items and disclosures required by law. During the lease
signing, we review each section of the lease with the tenants in
person. The tenant also receives the Salefish Properties Tenant Reference Guide
which covers all aspects of their tenancy, as well as work order
requests and other forms.
During the move-in
appointment, we provide the tenant with keys to the home and assign
other remotes or items, as needed. We orientate the tenant with the
property, collect any balances due, and review the tenant
responsibilities for the property, such as changing the air
conditioning filters monthly. The interior and exterior condition of
the home is documented and signed off by all adult tenants, usually
at move-in. We strive to establish a positive relationship with each
resident and provide them with all the information they require for
a successful tenancy initially, so it reduces the issues and phone
calls later.
